These problems can arise from any of the following:  water damage, vegetation in cracks, roots heaving the surface, stone base softening or utility repairs.  Weakened areas can either be sawed out, excavated and replaced or the unstable surface can be milled off and new asphalt placed. Sealing the edges is important to keep water out of the asphalt and base so that it does not become a pot hole in the future.
